I, for one, fully support this bill, as I have been on the receiving end of an unscrupulous landlord attempting to use this type of eviction falsely and maliciously (no such activity was taking place) in order to expedite an eviction after dozens of self-help attempts. It was (is technically, as im still going to court over it) having to essentially prove the non-existence of a heavily stigmatized activity, and as a low income disabled and partially sighted individual who can't afford legal representation for this, being left to fend for yourself with no experience and no time to learn as this sort of thing is heavily fast-tracked, and then having to organize and prepare a 256 page answer with almost 3 dozen exhibits in order disprove the allegations that, by All rights should, under any other circumstance, be the burden of proof of the accuser - and learn how to do so while following the "rules of court" to which I've had no prior exposure - to say it's taking its toll is a gross understatement. Its effectively taken over every waking moment of my life the last month, and and cut my sleep nearly in half meanwhile unless this is passed into law, the extent of the threshold an unscrupulous landlord has to create this literal hell is claiming a vague and ambiguous "reasonable determination or suspicion by the landlord" without defining what constitutes "reasonable". He has plenty of time to rest up, relax, and further harass while the marginalized and exploited tenant scrambles to hope not to get railroaded. I can't be the only case this sort of abuse of process, or anything close to. Please get this passed, not just for me before everyone else who is, has been, or otherwise would be in a position to fall prey to this unconscionable behavior

homeowners/landlords should be able to background check prospective tenants. based on their previous crimes they can sufficiently prove that these prior offenses do not threaten the health and safety of the other renters or community. Such crimes can also be grounds for rejecting an application if they affect the applicant’s ability to meet their responsibilities as a renter. This bill can protect people with violent crimes, sexual/child predators.
