This bill amends the General Laws to require that every agreement for the purchase and sale of residential real estate in the state contain an acknowledgement that a completed real estate disclosure form has been provided to the buyer by the seller. If the seller fails to provide the disclosure form, the buyer has the right to void the purchase and sales agreement by providing written notice to the seller before the transfer of the title at closing. Additionally, the bill increases the maximum civil penalty for violating this law from $100 to $1,000. The bill would take effect upon passage.
