This bill amends the existing law regarding the duties of owners and renters of residential rental properties in Wyoming. Specifically, it removes the provision that allowed parties to agree in writing that a rental unit could lack operational utilities. As a result, all residential rental units must now have operational electrical, heating, and plumbing systems, along with hot and cold running water, ensuring that these units are maintained in a safe and sanitary condition fit for human habitation.
The bill also clarifies that the requirement for operational utilities does not apply to seasonal rental units, such as summer cabins, which are not intended to have these amenities. The effective date for this legislation is set for July 1, 2025.
