The bill amends the Property Code by adding Section 94.2041, which addresses the renewal of leases in manufactured home communities specifically for tenants with minor children. It stipulates that if a lease agreement is set to expire during a school semester, the landlord must convert the lease to a month-to-month arrangement instead of allowing it to terminate. This provision applies to tenants who either reside in the manufactured home with a minor child or have a tenant living with a minor child.
Furthermore, the landlord is required to renew the month-to-month lease on a monthly basis until the lease expiration occurs outside of the school semester. The changes introduced by this bill will only apply to lease agreements that are entered into or renewed after the effective date of the Act, which is set for September 1, 2025.
