Senate Bill 559 amends Tennessee Code Annotated, Title 66, Chapter 31, to introduce new regulations regarding self-service storage facilities. The bill establishes that if an occupant does not sign a revised rental agreement delivered by the owner, their continued use of the storage space for at least thirty days will be considered acceptance of the agreement. Additionally, it stipulates that an occupant must vacate the storage facility within fifteen days of receiving a written notice of termination or nonrenewal of their rental agreement, which can be delivered via hand, certified mail, or electronic mail.

Furthermore, the bill allows the rental agreement to inform occupants of the owner's right to dispose of personal property left in the storage facility after the fifteen-day notice period. It also grants owners the authority to impose reasonable restrictions on the occupant's access to the facility during this time, including limiting access outside of office hours. Any personal property remaining after the specified date may be disposed of by the owner. This act is set to take effect on July 1, 2025, and will apply to actions occurring on or after that date.
