Furthermore, the bill outlines basic adaptability requirements for new multi-family constructions with two or more units, which must include at least one level that complies with the Standards for Type B (basic adaptability) Units of ANSI. Local permitting authorities are prohibited from issuing building permits for any covered dwelling units that do not comply with the applicable standards after July 1, 2027, unless a variance is granted. They are also prohibited from issuing certificates of occupancy for any covered units permitted after this date that do not meet the standards unless a variance is granted. The act emphasizes that the standards set forth in the bill are intended to supplement and not replace other accessibility requirements, ensuring that the most stringent standards apply in cases of conflict. The act will take effect upon passage.
