The bill amends Section 23-27.3-100.1.5 of the General Laws in Chapter 23-27.3, which pertains to the State Building Code. It permits the construction of residential buildings that are up to four (4) stories and sixteen (16) dwelling units with a single staircase under certain conditions. Specifically, the building code shall allow for such construction provided that any applicable provisions and requirements of Chapter 28.01 of Title 23 (Comprehensive Fire Safety Act) and Chapter 28.1 of Title 23 (Fire Safety Code--General Provisions) and associated regulations are adhered to, unless otherwise waived or varied by the appropriate state agency.

The bill also grants the state building code standards committee the authority to adopt and administer a state building code that includes provisions to resolve conflicts between fire safety codes and building codes, as well as a rehabilitation building and fire code for existing structures. The code will be applicable to various types of dwellings and commercial structures, and it will incorporate minimum standards for the design and installation of wells connected to buildings. Additionally, the bill mandates that the building code be consistent with the Americans with Disabilities Act and directs the committee to adopt relevant rules and regulations.

This act will take effect upon passage.
