The bill amends Section 45-53-14 of the General Laws to expand the definition of housing covered under the "Low and Moderate Income Housing" chapter to include both low- and moderate-income rental units. It mandates that the executive office of housing, as established pursuant to 42-167-1, host an online database of residential developments that meet the new definition. The database will provide current, updated information on the existing inventory of low- or moderate-income housing in the state, including a copy of the application to apply for housing and allow individuals to identify the different types of affordable housing they are interested in and receive alerts when developments that meet those criteria become available for lease or sale.

Additionally, the bill introduces a new section, 45-53-14.1, which requires owners of properties qualifying as low- or moderate-income housing to list their properties on the database. For developments completed after January 1, 2027, listings must occur prior to or concurrently with the opening for lease-up or sale. The act specifies that low- or moderate-income homeownership units should be listed on the database prior to their initial sale and prior to or concurrently with any resale. This legislation is set to take effect on January 1, 2027.
