The bill amends Section 45-24-33 of the General Laws concerning zoning ordinances by adding a new provision that requires zoning ordinances to provide for residential use options that are not limited to single-family detached structures in areas with available public water and sewer capacity. This new requirement specifically applies to municipalities where at least part of the area is located within the urban services boundary as identified on the Rhode Island statewide planning program's future land use map tools and the Rhode Island geographic information system. Additionally, the bill modifies the existing language by removing the conjunction "and" before the provision regarding the application of various housing and disability rights acts. The bill is set to take effect on January 1, 2026.
