The bill introduces new notification procedures, mandating that owners provide notices to occupants and any known interested parties regarding the default and potential sale of the property. Specifically, the owner may deny the occupant access to the unit no sooner than fifteen (15) days after default, and the advertisement of the sale must be published on a publicly accessible website identified in the rental agreement, as well as in subsequent notices sent to the occupant's last known address and any listed alternative address. Telephonic notice must also be provided to any listed telephone number.
In lieu of an advertisement on a publicly accessible website, an advertisement of the sale may be published once in a newspaper of general circulation in the city or town where the self-service storage facility is located. The advertisement must include the name of the person on whose account the property is being stored and the time and place of the sale. The sale shall take place no sooner than sixty (60) days after the occupant's default and fifteen (15) days after the final publication required.
