This bill amends the Residential Landlord and Tenant Act to allow for the sealing and unsealing of court files in residential eviction proceedings. The court may seal the files upon motion by any party filed at least 30 days after the expiration of the appeal period following the conclusion of the underlying civil action. The court may grant the motion and seal the record if certain conditions are met, such as the underlying civil action being dismissed, the terms of a stipulation being satisfied, or a monetary judgment being satisfied. Parties are limited to one request to seal their record every five years. This act will take effect on January 1, 2024.
