This bill amends the Residential Landlord and Tenant Act to allow for the sealing and unsealing of court files in residential eviction proceedings. The court may seal the files upon motion by any party filed at least 30 days after the expiration of the appeal period following the conclusion of the underlying civil action. The court may grant the motion and seal the record if the underlying civil action was dismissed, resolved by stipulation with the terms satisfied, any monetary judgment has been satisfied, or the action has been dismissed for lack of prosecution after five years. The moving party must also notify all parties to the underlying civil action and can only make one request to seal the record every five years. This act will take effect on January 1, 2024.
