During my time as a Magisterial District Judge, I oversaw many cases concerning rent disputes between landlords and tenants. However, these cases were typically filed by the landlord the instant rent became late. If rent is collected not long after the complaint is filed, the case is withdrawn; however, the tenant is then slapped with paying the court fees by their landlord. This predatory practice unnecessarily burdens the tenant with extra fines and blemishes on their record, and the court system with excess cases that contribute to large caseloads. 
 
To remedy this issue, I intend to introduce legislation that would ensure that landlords are responsible for paying any costs associated with filing a case against their tenant for overdue rent should the rent be paid prior to an eviction notice. The tenant would still be required to pay any additional fees associated with the delayed rent, however, they would not be saddled with court fees; if the landlord files the case, they should pay the cost.
