The Fuel Gas Detector Act mandates the installation and maintenance of fuel gas detectors in both residential and commercial buildings in Pennsylvania. For residential buildings, landlords must ensure that fuel gas detectors are present and in working condition at the time of occupancy, and tenants are responsible for maintaining the detectors. The act also includes provisions that limit liability for property owners who comply with the installation and maintenance requirements, provided they conduct necessary inspections. Municipalities are granted the authority to enforce the act and impose civil penalties of up to $500 for violations, although these penalties may be waived if the violation is corrected promptly. Furthermore, the act prohibits any interference with the operation of fuel gas detectors, with specific allowances for temporary disconnection during construction activities. The act is set to take effect 120 days after its enactment.
