This bill establishes new regulations for short-term rental listings in Oklahoma, requiring explicit consent from all owners of a property before it can be listed as a short-term rental. It defines key terms such as "consent," "objection," "owner of record," "short-term rental," and "short-term rental platform." The bill mandates that short-term rental platforms verify the identities of all owners of record and obtain documented consent, which must be retained for at least five years. If any owner objects to the listing, the platform must immediately suspend or deactivate it, and reactivation is only permitted with new consent from all owners.

Additionally, the bill outlines penalties for non-compliance, including civil penalties of up to $5,000 per violation and liability for damages incurred by non-consenting owners. The Attorney General is granted the authority to create rules necessary for enforcement. The provisions of this act will take effect on November 1, 2026.
