Additionally, if a payment plan is agreed upon between the landlord and tenant, the landlord cannot initiate eviction proceedings unless the tenant fails to comply with the terms of that agreement. Conversely, if no agreement is reached, the landlord may proceed with eviction after the ninety-day notice period has elapsed. The bill aims to provide tenants with more protection and opportunities to address rent defaults before facing eviction.
