Furthermore, the bill amends existing zoning laws to clarify that zoning authorities, including home rule municipalities, do not have authority over master plan developments of fewer than 2,500 dwelling units. It also establishes that zoning regulations must be determined through public hearings, with specific notice requirements for affected property owners. The effective date for the provisions of this act is set for July 1, 2025.
