The bill also amends existing zoning laws to clarify that zoning authorities, including those of home rule municipalities, do not have authority over master plan developments of fewer than 2,500 dwelling units. It requires that any zoning regulations or changes must follow a public hearing process, ensuring transparency and community involvement. The effective date for the provisions of this act is set for July 1, 2025.
