This bill aims to enhance fire safety in property interests by prohibiting unreasonable restrictions on ignition-resistant construction and limiting conditions that pose fire hazards. It introduces new legal language that declares any covenant, restriction, or condition in deeds or contracts that prohibits or unreasonably restricts ignition-resistant construction, or that requires or recommends fire hazard landscaping, as void and unenforceable. The bill clarifies that this does not apply to legitimate safety requirements mandated by building codes.

Additionally, the bill addresses homeowner associations by prohibiting provisions in their declarations, bylaws, or rules that similarly restrict ignition-resistant construction or promote fire hazards. It allows associations to establish reasonable design standards for such construction, ensuring that review processes are completed within sixty days, after which applications are deemed approved if not denied. The bill also maintains that associations can adopt safety requirements consistent with building codes and recognized safety standards.
