This bill aims to enhance protections for renters of seasonal rental units, particularly those with pet allergies, by requiring owners to disclose the presence of pets in the rental unit. Specifically, owners must inform prospective renters if a pet is regularly present or has been present within two weeks prior to the renter's scheduled stay. If an owner fails to provide this notification, the renter has the right to terminate the rental contract and receive a full refund of any payments made, provided they notify the owner within 12 hours of occupancy and vacate the unit promptly.
Additionally, the bill clarifies that real estate licensees acting as agents for the owners are not liable for any undisclosed pet information that should have been provided by the owner. The Commissioner of Community Affairs is tasked with adopting necessary rules and regulations to implement this legislation by January 1, 2025, which is also the date the bill is set to take effect.
