This bill aims to enhance protections for renters of seasonal rental units, particularly those with pet allergies, by mandating that owners disclose the presence of pets in their properties. Specifically, the owner must inform prospective renters if a pet is regularly present or has been present within two weeks prior to the renter's scheduled stay. If the owner fails to provide this notification, the renter is entitled to terminate the rental contract and receive a full refund of any payments made, provided they notify the owner within 12 hours of occupancy and vacate the unit promptly.
Additionally, the bill clarifies that real estate licensees acting as agents for the owners are not liable for any undisclosed pet information that should have been provided by the owner. The Commissioner of Community Affairs is tasked with adopting necessary rules and regulations to implement this act by January 1, 2025, which is also the date the act will take effect.
