This bill establishes an expedited ejectment proceeding in New Jersey to facilitate the removal of unauthorized occupants from real property. If the court finds the owner's certification accurate, it will issue a writ of possession, allowing law enforcement to remove the unauthorized occupant. The bill also includes provisions for extending timelines in extraordinary circumstances and establishes penalties for forgery related to the ejectment process. Furthermore, property owners who prevail in these actions are entitled to recover treble damages for losses incurred due to unlawful occupancy. The bill is set to take effect three months after enactment and will apply to actions initiated thereafter.
