This bill establishes new prohibitions against discriminatory practices in real estate appraisals in New Jersey. Specifically, it prohibits licensed appraisers from considering various personal characteristics, such as race, color, religion, sex, sexual orientation, gender identity, age, marital status, disability, familial status, or national origin, when conducting appraisals. This provision is intended to complement existing federal and state laws that already prohibit such discriminatory practices.

Additionally, the bill amends the renewal process for real estate licenses and certifications by requiring applicants to provide evidence of completing continuing education requirements, including a specific course on fair housing and appraisal bias. The bill ensures that the continuing education standards align with national guidelines set by the Appraisal Foundation. The act is set to take effect 180 days after its enactment.
