This bill amends New Jersey law to prohibit licensed real estate appraisers from considering various personal characteristics, such as race, color, religion, sex, sexual orientation, gender identity, age, marital status, disability, familial status, or national origin, when conducting appraisals. This prohibition is intended to prevent discriminatory practices in real estate appraisals and is in addition to existing federal and state laws that already address such conduct.

Additionally, the bill updates the renewal requirements for licenses and certifications under the real estate appraisal laws. It mandates that applicants provide evidence of completing continuing education requirements, including a specific course on fair housing and appraisal bias, as part of their renewal process. The bill ensures that the continuing education standards align with national guidelines set by the Appraisal Foundation. The act will take effect 180 days after its enactment.
