In the absence of such an agreement, the bill stipulates that landlords are responsible for clearing common areas used by multiple tenants, such as driveways and walkways, while tenants are responsible for private areas intended for their exclusive use.

Additionally, the bill clarifies that it does not change the snow and ice removal responsibilities for properties governed by condominium associations or similar entities. The provisions of this act will apply to all tenancies that are entered into or renewed after its effective date of July 1, 2027.
