Additionally, the bill stipulates that changes to the condominium declaration can only occur with a vote of at least 51 percent of unit owners, ensuring that significant decisions require broad consensus among the community.

Furthermore, the bill introduces a new provision that allows the condominium board to register the rules of the unit owners' association with the county registry of deeds, granting these rules the force of law until they are rescinded by a vote of the unit owners. The amendments also clarify that while the declaration requires a supermajority for changes, the bylaws can be amended by a simple majority of those present at a properly noticed meeting. The act will take effect 60 days after its passage.
