This bill amends the Building Construction Act in Nebraska to introduce provisions for virtual inspections of certain building permits. Specifically, it allows state agencies, counties, cities, or villages to conduct virtual inspections for residential buildings that are less than three stories tall and under ten thousand square feet, provided that the individual requesting the permit submits a list of onsite personnel and that the inspection is conducted live with an authorized inspector. Additionally, for nonstructural inspections, video or photo documentation may be used for reinspection purposes.

The bill also mandates that any inspection records, which include pass or fail results and reasons for any failures, must be made publicly available if the structure associated with the permit is still standing at the time of the request for these records. The original section of the law is repealed to accommodate these changes, ensuring that the updated provisions are harmonized within the existing legal framework.
