It mandates that no individual or entity may operate a short-term rental without an occupational license or in violation of local planning and zoning ordinances. The bill also outlines the rights of individuals and nonprofit organizations to take legal action against violators, including seeking injunctive relief and forfeiture of revenues earned from illegal rentals.

Before initiating a lawsuit, plaintiffs must demonstrate that the defendant is engaged in commercial activity and has committed a zoning infraction, provide written notice of the violations, and allow a 90-day period for the defendant to address the issue. The bill stipulates a two-year prescription period for the cause of action and is set to expire on December 31, 2028. The provisions of this act will take effect on August 1, 2025.
