This bill amends K.S.A. 12-756 to allow for nonuniform zoning regulations within a zoning district concerning different classes or kinds of buildings or land uses. The governing body of a city or county must still require the planning commission to recommend the nature, number, and boundaries of zones or districts, as well as appropriate regulations. However, the bill removes the requirement for all regulations to be uniform across each district, allowing for differences in regulations between districts and the designation of special uses with attached conditions.

Additionally, the bill outlines the process for the planning commission to hold public hearings on proposed zoning regulations, including the requirement for notice to be published in official newspapers and on relevant websites. The governing body can adopt, override, or return the recommendations to the planning commission for further consideration. The bill also repeals the existing section of K.S.A. 12-756 and states that the new provisions will take effect upon publication in the statute book.
