This bill amends the existing law regarding the termination of rental agreements for tenants in mobile home parks and manufactured home communities. It specifies that rental agreements will generally be for a term of one year and can only be canceled by either party with at least ninety days written notice. However, a landlord is restricted from canceling a rental agreement unless the tenant has materially violated the terms of the agreement. Additionally, landlords are prohibited from terminating agreements solely to make space available for another mobile home.
The bill also includes an applicability provision, stating that these changes will apply to rental agreements that are entered into or renewed on or after the effective date of the Act. This legislative change aims to provide greater security for tenants by ensuring that rental agreements cannot be terminated without just cause.
