The bill amends section 768.0706 of the Florida Statutes, which pertains to the safety and security of multifamily residential properties. It introduces a new provision that prohibits the owner or principal operator of such properties from receiving a presumption against liability if two or more specified crimes, including murder, robbery, sexual battery, aggravated assault, battery, kidnapping or false imprisonment, or firearm-related crimes, have been reported at the property within the 24 months preceding an incident. This change aims to hold property owners more accountable for the safety of their tenants and visitors.

Additionally, the bill redesignates the existing subsections (4) and (5) of the statute as (5) and (6), respectively, to accommodate the new subsection (4). The effective date for this legislation is set for July 1, 2026.
