Additionally, it requires insurers to differentiate between low-slope and steep-slope roofs when offering coverage and mandates that property owners be allowed to have a roof inspection performed by an authorized inspector before being required to replace a steep-slope roof.
Furthermore, the bill stipulates that if a steep-slope roof has five or more years of useful life remaining, as determined by an authorized inspector, insurers cannot refuse coverage based on the roof's age. For low-slope roofs, insurers may not refuse coverage if an authorized inspector determines that the roof can be restored to provide five or more years of useful life. The changes will apply to property insurance policies issued or renewed on or after July 1, 2026.
