This bill amends section 720.3025 of the Florida Statutes to introduce new requirements for homeowners associations that operate more than two parcels. Specifically, it mandates that these associations pay an annual fee of $4 for each residential parcel they manage to the Division of Florida Condominiums, Timeshares, and Mobile Homes. If the fee is not paid by March 1, the association will incur a penalty of 10 percent of the amount due. Furthermore, until the fee and any penalties are settled, the association will be considered delinquent and will not have the standing to maintain or defend any legal actions in Florida courts.

Additionally, the bill requires each homeowners association to create and maintain an online account with the division. It stipulates that all fees collected by the division must be deposited into the Division of Florida Condominiums, Timeshares, and Mobile Homes Trust Fund. The act is contingent upon the effective date of SB 906 or similar legislation, which must be adopted in the same legislative session or an extension thereof.
