This bill amends section 627.7011 of the Florida Statutes to revise roofing requirements for property insurance policies. It expands the definition of "authorized inspector" to include Registered Roof Consultants and Registered Roof Observers, in addition to existing categories such as licensed home inspectors and contractors. The bill prohibits insurers from refusing to issue or renew property insurance policies for residential structures based solely on the age of the roof if it is less than 15 years old. Additionally, insurers must differentiate between low-slope and steep-slope roofs when offering coverage and must allow property owners to have steep-slope roofs inspected by an authorized inspector before requiring replacement.

Furthermore, the bill stipulates that if a steep-slope roof has at least five years of useful life remaining, as determined by an authorized inspector, insurers cannot refuse coverage based on the roof's age. For low-slope roofs, insurers are similarly prohibited from denying coverage if an authorized inspector finds that the roof can be restored to provide five more years of useful life. The changes will apply to property insurance policies issued or renewed on or after July 1, 2026.
