This bill amends section 627.7011 of the Florida Statutes to enhance protections for homeowners regarding roof inspections and insurance policies. Specifically, it requires insurers to allow homeowners with roofs that are at least 15 years old to have a roof inspection conducted by an authorized inspector at their own expense before the insurer can mandate roof replacement as a condition for issuing or renewing a homeowners insurance policy. If the inspection determines that the roof has five or more years of useful life remaining, the insurer cannot refuse to issue or renew the policy based solely on the roof's age.
Additionally, the bill mandates that insurers must reimburse homeowners for the cost of the roof inspection, up to $300, if the inspection confirms the roof's remaining useful life. Insurers are also required to notify homeowners of their right to have a roof inspection and the insurer's obligation to reimburse the inspection cost at the time of issuing or renewing the insurance policy. The act is set to take effect on July 1, 2026.
