This bill establishes a new requirement for landlords in Florida regarding flood zone disclosures for dwelling units. It creates a new section, 83.505, in the Florida Statutes, which mandates that landlords or their authorized representatives must provide written disclosures to tenants before the start of a tenancy. These disclosures must inform tenants whether the dwelling unit is located within a flood zone as defined by the Federal Emergency Management Agency (FEMA). If the unit is in a flood zone, the disclosure must also include the specific risk designation and its definition as determined by FEMA.

Additionally, the bill requires landlords to notify current tenants in writing or via email if there is a change in the flood zone designation of their dwelling unit. This notification must include the new risk designation and its definition. The provisions of this act are set to take effect on July 1, 2025.
