The bill amends Florida Statutes to create a special alcoholic beverage license for certain residential condominiums that regularly offer food and beverage amenities to their residents. Specifically, it allows for the issuance of a license to residential condominiums with at least 50 units that are wholly owned or rented to nontransients, provided they are licensed as a food service establishment. The bill stipulates that the sale of alcoholic beverages is limited to on-premises consumption by residents and their nonresident guests, and it prohibits the sale of alcoholic beverages for off-premises consumption. Additionally, the license must be issued to the person or corporation managing the food and beverage operations, not to the condominium association.

The bill also includes amendments to existing statutes to conform cross-references and clarify regulations regarding the sale and delivery of alcoholic beverages. It specifies that licensees under this new provision may not sell alcoholic beverages after the hours for serving or consumption of food have elapsed. The effective date for this act is set for July 1, 2025.
