This bill amends section 83.56 of the Florida Statutes to establish new requirements for landlords regarding the termination of rental agreements. Specifically, it introduces a new subsection (6) that mandates landlords to provide tenants with at least three months to vacate the premises if the landlord is aware or should reasonably be aware that the tenant is pregnant or has children under 18 years of age living in the dwelling unit. This provision aims to offer additional protection to vulnerable tenants before landlords can initiate eviction proceedings.
The bill renumbers the existing subsection (6) to (7) and adds the new requirements to ensure that landlords cannot bring an action for possession of the dwelling unit under section 83.59 until the specified time has elapsed. The effective date for this legislation is set for July 1, 2025.
