The Avanti Real Estate Services, LLC Real Property Tax Relief Emergency Act of 2025 authorizes the Chief Financial Officer of the District of Columbia to grant real property tax relief for the property located at 3421 14th Street, N.W., designated as Lot 123, Square 2836. This relief allows for the forgiveness of up to $377,000 in real property taxes, interest, penalties, fees, or other related charges for Fiscal Year 2026, provided that the property is occupied by Avanti Real Estate Services, LLC and is utilized for purposes related to real estate and brokerage services, including employment and educational opportunities in the real estate industry.

Additionally, the bill mandates the cancellation of any tax sales conducted to collect delinquencies that are forgiven under this act, in accordance with D.C. Official Code 47-1366. The act will take effect upon approval by the Mayor and will remain in effect for a maximum of 90 days, as stipulated for emergency acts by the Council of the District of Columbia.
