The Avanti Real Estate, Inc. Real Property Tax Exemption Amendment Act of 2025 aims to exempt the real property located at 3421 14th Street, N.W., designated as Lot 123, Square 2836, from taxation for a ten-year period, starting from October 1, 2024, to September 30, 2034. This exemption is contingent upon the property being occupied by Avanti Real Estate Services, LLC, and utilized for providing real estate and brokerage services, which include creating generational wealth through homeownership, employing District residents, and offering education and training for careers in the real estate industry. Additionally, any real property taxes, interest, penalties, fees, or related charges assessed against the property as of the effective date of the act will be forgiven.
The bill also establishes a requirement for the Mayor to certify the property’s eligibility for the tax exemption each year during the exemption period. If the Mayor determines that the property is no longer eligible for the exemption, they must notify the Office of Tax and Revenue and specify the date of ineligibility. The act will take effect following approval by the Mayor, a 30-day congressional review period, and publication in the District of Columbia Register.
