Real Property Tax Exemption Amendment Act of 2025 proposes to exempt the real property located at 3421 14th Street, N.W., designated as Lot 123, Square 2836, from taxation for a period of ten years, starting from October 1, 2024, to September 30, 2034. This exemption applies as long as the property is occupied by Avanti Real Estate Services, LLC and is utilized for providing real estate and brokerage services aimed at fostering generational wealth through homeownership, employing District residents, and offering education and training for careers in the real estate sector. Additionally, any real property taxes, interest, penalties, fees, or related charges assessed against the property as of the effective date of the act will be forgiven.

The bill also outlines the responsibilities of the Mayor in certifying the property’s eligibility for the tax exemption each year during the exemption period. If the Mayor determines that the property is no longer eligible for the exemption, they are required to notify the Office of Tax and Revenue and specify the date of ineligibility. The act will take effect following approval by the Mayor, a 30-day congressional review period, and publication in the District of Columbia Register.
