This bill proposes to amend current statutes regarding the display of flags by unit owners in condominiums and planned communities. Specifically, it would prohibit condominium unit owners' associations (COAs) and homeowners' associations (HOAs) from restricting the outdoor display of division flags of the U.S. Army, Navy, Marine Corps, Air Force, Space Force, or Coast Guard. The bill also clarifies that the definition of a "uniformed services of the United States division flag" includes flags officially authorized by these services that represent division-level units and bear the unit's approved insignia, designation, or nickname.

Additionally, the bill removes the existing provision that penalizes associations or managing agents for violating signage and open house regulations by forfeiting their lien rights against a unit for six months following a violation. The amendments aim to enhance the rights of unit owners regarding flag displays while simplifying the legal framework governing signage in these communities.
