This bill proposes updates to the Arizona residential landlord and tenant act by amending section 33-1368. It maintains the current provisions regarding tenant noncompliance affecting health and safety, but removes the word "However" from the beginning of a sentence that discusses the tenant's ability to remedy breaches. The bill clarifies that if a tenant adequately remedies a breach before the specified termination date, the rental agreement will not terminate. It also allows landlords to initiate a special detainer action after a second noncompliance of a similar nature, and it expands the list of actions that may constitute a material and irreparable breach of a lease.

Additionally, the bill introduces new language that reinstates a rental agreement if the tenant pays all past due rent and reasonable late fees before a special detainer action is filed. After such an action is filed, reinstatement is contingent upon the tenant paying all past due rent, late fees, attorney fees, and court costs. Furthermore, the bill mandates that any notice provided to the tenant must include the website address for azcourthelp.org, ensuring tenants have access to legal resources.
