Furthermore, the bill establishes that for any termination under these new provisions, the landlord must waive one month of the tenant's rent or provide one month's rent as relocation assistance. It also modifies the process for reinstating a rental agreement after nonpayment, specifying that it can be reinstated if the tenant pays all past due rent and fees before a special detainer action is filed, and only at the landlord's discretion after a judgment in favor of the landlord.
