This bill proposes several updates to the Arizona residential landlord and tenant act, primarily increasing the timeframes for tenant compliance and landlord actions. Under the new law, the period for tenants to pay overdue rent before a landlord can take action will increase from five to fifteen days. Additionally, if a tenant fails to remedy a breach affecting health and safety, the landlord can terminate the rental agreement after five days, which will also be extended to fifteen days. The bill also clarifies that if a tenant abandons the unit, the rental agreement is terminated when a new tenancy begins, and it specifies the terms for month-to-month and week-to-week agreements. Furthermore, the bill modifies the conditions under which a landlord can consider a tenant to have abandoned the dwelling unit. The absence of the tenant without notice for ten days will now require fifteen days of unpaid rent before the landlord can act. Similarly, if the tenant's personal property is absent, the absence period will also be extended from five to fifteen days. These changes aim to provide tenants with more time to address issues related to unpaid rent and clarify the conditions under which landlords can terminate rental agreements.
