Additionally, the bill stipulates that contractors or suppliers must respond to the claim within 14 days, either by proposing an inspection, offering to remedy the defect, or disputing the claim. If the contractor disputes the claim or fails to respond, the claimant may proceed with legal action. The bill also mandates that if a claimant accepts a contractor's offer to remedy the defect, they must provide reasonable access for the work to be completed and will be barred from bringing further action on that claim if the contractor fulfills the offer. Furthermore, contractors are required to inform owners, tenants, or lessees of these requirements before starting any building or improvement work.
